HÛT has developed a stage-by-stage method of working with residential clients. Following the initial design consultation we will write to you breaking our fees down into stages, so you can see exactly how much each work stage costs at the outset.
Our fees are then fixed, based upon the resource allocated to your project and brief. As long as your brief doesn’t change then our fees don’t change.
Working closely with you as part of the team we can achieve the maximum from your planning application and help you get the most out of your project and budget at all stages.
Stage 1 – Feasibility Study
This is an ideas-based exercise where we sketch up a broad range of proposals in response to your brief. This is the part of the design process where we can add real value to your project. We particularly enjoy exploring a broad range of possibilities – not than just drawing up the obvious solution.

Stage 2 – Design & Planning
This stage includes the development of your preferred proposals from Stage 1 into more detailed 1:50 scale CAD drawings. This package is then submitted to the Local Authority for Planning / Permitted Development / Conservation Area Consent.

Stage 3a – Building Regulations
This package of work is undertaken post-planning and involves the development of the Stage 2 scheme towards a Local Authority Full Plans Building Regulations application.

Stage 3b – Production Information
Stage 3b includes coordination of your own choice of interior fixtures, finishes and materials to produce a more detailed set of drawings and an outline scope of works. This provides your builder with a set of information that can then become the “contract documents” – this ensures that you get exactly what has been designed and that no corners are cut by the substitution of cheaper items or materials.

Stage 4 – Works on Site
We will you choose an appropriate contract between you and your builder, which we then administer. HÛT monitor the works on site to ensure that the final standard of workmanship is in accordance with the contract and meets your expectations.
